Waking to water running down the inside of a sash window is more than an inconvenience. On a timber frame, repeated moisture can lift paint, encourage mould around the box and eventually contribute to decay. Effective sash window condensation solutions start by identifying why that water is forming, rather than simply wiping it away each morning.
Condensation is especially common in Victorian and Georgian homes because they combine colder glazing with modern patterns of living. Cooking, showering, drying clothes indoors and heating rooms intermittently all add moisture to the air. When that warm, moist air meets a cold pane or frame, it cools rapidly and releases water.
Why condensation gathers on sash windows
Surface condensation is the familiar moisture on the room-facing side of the glass. It is usually a sign that indoor humidity is high, the glazing is cold, or both. A single-glazed sash window will naturally have a colder internal surface than a well-specified double-glazed unit, particularly on winter mornings.
This does not automatically mean a window has failed. Traditional homes need a balanced approach: enough ventilation to remove moist air, enough draught control to make rooms comfortable, and glazing that improves the internal surface temperature without compromising the appearance of the property.
There is an important distinction between water on the inside of the glass and moisture between panes. Condensation between panes of sealed double glazing normally indicates that the sealed unit has lost its integrity. That is a glazing repair issue, not a ventilation issue. A modest digital hygrometer is useful in period properties. Relative humidity that regularly remains above roughly 60 per cent in winter makes condensation more likely. Readings should be considered alongside how the room is used, its temperature and the weather outside, rather than treated as a fixed pass-or-fail test.
Ventilate without making the house draughty
Many homeowners understandably shut every gap when tackling heat loss. The problem is that an older home with no planned route for fresh air can trap the moisture generated by everyday life. Opening sash windows slightly for a short period can clear humid air efficiently, especially after bathing or cooking. A top opening is particularly useful because warm, moisture-laden air rises.
Background ventilation may be appropriate in some homes, but it needs careful specification. The visual impact, acoustic performance and position of any ventilator matter in a character property. In a noisy London street, an approach that brings in excessive sound may be impractical, even if it improves airflow. Improve the window’s internal surface temperature
Once humidity is being managed, attention can turn to the window itself. The warmer the inner pane and frame remain, the less likely moisture is to condense on them. Professional draught-proofing is often a valuable first step for sound original sash windows. Discreet seals fitted to the meeting rails, parting beads and staff beads reduce uncontrolled air leakage while allowing the sashes to slide correctly. The room becomes easier to heat and cold air movement around the frame is reduced. Draught-proofing alone will not transform cold single glass into warm glass, so it may need to be paired with other measures where condensation is persistent.
Slim double glazing in replacement timber sash windows can substantially improve comfort and reduce internal condensation risk. It is not a universal answer. Sightlines, glazing-bar proportions, frame dimensions and the appearance of the original elevation should all be considered, particularly on listed buildings or within conservation areas. A well-designed replacement should preserve the vertical proportions and refined detail that make a period façade convincing.
Secondary glazing is another option where original windows must remain in place or where additional acoustic control is required. By adding an internal barrier, it can improve thermal performance and reduce noise. It must be installed with care: the primary window needs to be dry and in good repair, and the arrangement should avoid trapping moisture within the cavity.
Curtains and shutters also affect the balance. Heavy curtains can make a room feel warmer at night, but if they are drawn tightly across a cold window with humid room air behind them, condensation may increase on the glass. Leaving a small gap for air circulation and opening curtains in the morning helps the window dry. Internal shutters should similarly be used with awareness of airflow.
Do not overlook cold rooms and uneven heating
Condensation often appears first in bedrooms, bay windows and little-used front rooms because they are cooler than the rest of the house. Turning heating off completely in these spaces can bring the glass and surrounding timber closer to outdoor temperature. A lower, steadier temperature is often more effective than sharp heating cycles, provided it suits the household and energy budget.
Furniture placed directly in front of a sash window or against an external wall can restrict airflow and create a cold pocket. Pulling wardrobes, sofas and heavy curtains slightly clear gives warmer room air a chance to circulate. This is a small adjustment, but it can reduce local mould growth on reveals and skirting boards.
It is also worth checking the condition of the window externally. Failed putty, cracked paint, blocked drainage routes, defective sills and decayed timber allow rainwater to enter or remain against the frame. That is not condensation, though the symptoms can be confused. Water marks that worsen after wind-driven rain, or appear in a particular corner regardless of indoor humidity, should be investigated as a weathering or maintenance problem.
When replacement is the practical answer
A restoration-oriented repair can be the right choice when the original box, sashes and joinery are fundamentally sound. Rotten lower rails, severely distorted sashes, repeated sticking and inadequate glazing, however, may make repair increasingly poor value. In those cases, replacement sash windows can retain the property’s established character while addressing the causes of cold internal surfaces and uncontrolled draughts.
Specification matters as much as the decision to replace. Ask how the proposed window will manage drainage, weather seals, glazing thickness, timber durability and operation. A well-fitted sash should open smoothly for day-to-day ventilation, close securely, and sit tightly enough to control unwanted air leakage. Poor installation can undermine even a carefully made window.
For homes in conservation areas or with formal heritage restrictions, establish the relevant requirements before choosing profiles or glazing. Permission is not always required, but assumptions can be costly. The aim is to improve comfort and protect the building fabric without losing the details that give a period home its value.
A practical response to morning moisture
If condensation is occasional and light, dry the glass and frame with an absorbent cloth, ventilate the room and monitor humidity over the next few days. If it is heavy, recurring or accompanied by mould, peeling paint or a musty smell, address moisture sources first and arrange a professional assessment of the window condition.
The best result is rarely achieved by one dramatic change. It comes from a home that can release everyday moisture, sash windows that resist weather and draughts, and glazing suited to the building. Treating condensation as an early warning gives you the chance to protect both the comfort of the room and the timber detail that makes the property distinctive.
